There are several versions of timber floors out there, but what's the best? What's real timber, what's vinyl that looks like timber and what does 'engineered timber' mean? What about the colour, the softness of the wood and the texture? It's all so confusing. Today we are going to find out what you need to look for when buying a home with timber floors or sourcing new flooring for your renovation or new home.
Cameron Sharp is the owner/operator of Sharps Floorworld in Cranbourne and in Mornington and has been running it for 20 years. Cameron sells carpets, floating floors, vinyls and he and his team are very passionate about timber flooring.
1. When buyers inspect a property, you can come across a variety of different timbers and timber floors. How can we identify:
a. Solid timber floors? What's the difference between hard wood and soft wood? What are some examples of hard wood and soft wood?
b. Laminate floors - is there actual timber in laminate floors? Are they looked at as cheap and nasty?
c. Floating timber floors?
d. Engineered floors? Why make them engineered rather than solid wood?
e. Vinyl hybrid floors?
f. Parquetry floors?
2. Can you put them in order of what's best quality to worse quality?
3. What would be the most hard-wearing timber floor if we were to put brand new floors in our home?
4. What would be the best timber floor if we had pets?
5. What would be the best flooring for a wet area, like a kitchen, bathroom or laundry?
6. What's the best advice to give people who have timber floors in their home? (Maintenance)
7. When looking at a house to buy, what red flags should come up to tell us that the floor hasn't been professionally laid, or is in need of replacing?
8. How long should a timber floor last in your home?
