House numbers play a subconscious role in how we choose the house that is right for us. Each number resonates a certain vibration that rings true to the people who live there. Numerology explains that. Today, for a bit of fun, we are going to talk to an expert numerologist and go through all the different house numbers and see what characteristics they portray.
Michele Scott is a Casey radio talk host, the founder of a fast-growing wellness community, holistic counsellor and meditation teacher, with a side line of numerology, and she is here today to talk to us about how our house numbers have different energies.

There are several versions of timber floors out there, but what's the best? What's real timber, what's vinyl that looks like timber and what does 'engineered timber' mean? What about the colour, the softness of the wood and the texture? It's all so confusing. Today we are going to find out what you need to look for when buying a home with timber floors or sourcing new flooring for your renovation or new home.
Cameron Sharp is the owner/operator of Sharps Floorworld in Cranbourne and in Mornington and has been running it for 20 years. Cameron sells carpets, floating floors, vinyls and he and his team are very passionate about timber flooring.
1. When buyers inspect a property, you can come across a variety of different timbers and timber floors. How can we identify:
a. Solid timber floors? What's the difference between hard wood and soft wood? What are some examples of hard wood and soft wood?
b. Laminate floors - is there actual timber in laminate floors? Are they looked at as cheap and nasty?
c. Floating timber floors?
d. Engineered floors? Why make them engineered rather than solid wood?
e. Vinyl hybrid floors?
f. Parquetry floors?
2. Can you put them in order of what's best quality to worse quality?
3. What would be the most hard-wearing timber floor if we were to put brand new floors in our home?

Will Walton from Belle Property in Daylesford and Trentham knows all too well how Melburnians are flocking to the Macedon Ranges and Hepburn Shire to get their hands on their dream rural or semi-rural property. I've been through a variety of different settlements throughout the years and I've definitely had my favourites and not so favourites. Every agent has their own unique way of doing a settlement and most don't give their owners advice on how they should prepare their property for settlement.
Unfortunately, there are no rule books or legislation that there is a structured way of leaving your property and by the time it comes around, it's usually quite rushed. Today, we are going to give you some great tips about how you should, in good conscience, prepare your home for settlement for the new buyer.
Tonya Davidson is an award winning auctioneer and negotiator. Tonya's career began in 1992 and throughout the years, she has won many state auctioneer awards, numerous sales awards and even voted as one of the 30 Most Successful Business Women in Cosmopolitan Magazine. Tonya has enjoyed a successful career in residential sales in Melbourne's Inner East and has also coached and trained many other agents. Throughout the years, she saw a disparity at the negotiating table, where buyers were left feeling vulnerable and bullied into paying more, so she began Davidson Property Advocates to negotiate on behalf of the buyers and help them through the buying process.
1. What are the basic requirements vendors should do to settle a property?
2. Should buyers inspect the property a few days prior to settlement to verify that the house is how they bought it?
3. Should vendors go through the property with the new buyers to explain how the house works, like watering systems, pools/spas, heating systems, ovens etc?
4. When I bought this house, we had holes in the walls from where televisions were hung, wrongly painted patches in the walls where they tried to fix where TV's or pictures used to sit. It wasn't good. Should that be acceptable for settlement or could we run the risk of buyers asking for a reduced sales price to fix the walls properly?
5. Should all keys to the house be left? For instance do we need to call Aunty Maud, who had a key when she fed the cat when we were on holiday. Should her key be part of the package?
a). Should all keys be labelled to which locks they open?
6. Should we be contacting suppliers to the house - pool maintenance people, newspaper delivery, mail, gardeners, cleaners etc... to tell them that you are leaving?
a). Should we ask the new buyers if they would like to use the same suppliers?
7. What happens if the vendor leaves items at the house? Should the property be settled? Again, could the buyers ask for a reduced price through their conveyancer to get the old items removed?
8. Kerrie from Burwood loves her ASKO Dishwasher and wants to take it to her new home, which doesn't have a dishwasher. Kerrie sold her home with the ASKO dishwasher, and is happy to replace it with another dishwasher, but it won't be an ASKO, probably something much cheaper. Kerrie wants to know if she is allowed to do this?
9. Should you leave an address or phone number for the new buyers so if they receive any mail or packages that belong to you, they can forward it to you?
10. Are there any other tips you suggest vendors should do before settlement day?

Every week, agents, buyers and sellers pawn over the auction results to see what properties are selling, for how much and to see how the market is reacting to different parameters, like interest rate changes, the stock market activity and even government incentives. Today we are going to find out how we can be more savvy when reading the auction results.
Frank Valentic is the bald headed buyer's advocate we know from 'The Block'. He's got more front than Myers, he's got more know how than possibly 100 agents at a real estate conference and he's one of the most trusted and respected people in the business.
So Frank, what is the percentage of properties that sell that actually go to auction? What tends to go to auction more, houses or units? What percentage of properties do you actually buy at auction?
1. Auctions results show us how the market reacts to the properties available for sale. A property can be listed as sold, sold prior, withdrawn from sale or passed in. What can we read from these statistics?
2. How do we know if we are in a seller's market or a buyer's market by just looking at the auction results?
3. With Covid-19 changing the way we sell properties, do the auction results now include private sales and properties sold via expressions of interest?
a). Do you think this will be something that continues in the sales data reporting?
b). What other measures of the market should we be considering? (Number of bidders etc).
4. If a property is passed in at auction, but then sold later in the day or that weekend, will it be registered as a property that's sold or does it remain as a passed in property?
5. What's the typical time frame a property that's passed in stays on the market?
6. Why do people withdraw their property from sale, if they have put the time and energy to put it on the market in the first place?
a). How is a withdrawn property counted within the statistics?
7. So Frank, why do vendors elect to not disclose the sale price of the property?
8. Can buyers request that a property price is undisclosed?
9. How do the REIV and Real Estate websites work out the media sale prices for the suburbs if results are undisclosed?
10. If you were to put in a property address into realestate.com.au or domain.com.au, it will show you the sales history of that property. Rarely do you see it saying 'Price Undisclosed'. How long after a sale will a property price be disclosed for the sake of its sales history?
11. What other hidden messages can we find by reading the auction results?

The new Residential Tenancies Act comes into fruition in Victoria on the 29th March 2021, and today is the last of our 3 part series on the new legislation of the Residential Tenancies Act, with our regular property management expert Sophie Lyon.

3. There is a new ruling that if a tenant threatens or intimidates the property manager, landlord, contractor or employee of the contractor, the property manager or landlord can give the tenant 14 days to vacate. How did this law come about?

The new Residential Tenancies Act comes into fruition in Victoria on the 29th March 2021, and over 3 weeks, we will be talking in depths about how the changes will affect tenants, landlords and property managers with our regular property management expert Sophie Lyon.

2. How often can a property manager or a landlord do a rental increase?

4. What are the minimal standards a property is required to have before it can be leased?
5. Will there now be minimal standards for locking devices on all external doors and windows?
6. What is now considered to be an urgent repair?
a). If a tenant pays for an urgent repair out of their pocket, due to the nature of the repair, how quickly must the landlord pay back the tenant?
