Thursday Feb 04, 2021
Thursday Feb 04, 2021
New legislation comes into fruition for renting property in Victoria on the 29th March 2021, and over the next 3 weeks, we will be talking in depths about how the changes will affect tenants, landlords and property managers with our regular property management expert Sophie Lyon.
Sophie Lyon has worked in property management for more than 30 years, and is currently the Director and General Manager of Property Management at Jellis Craig Boroondara.
Sophie is actively involved as a Director of the REIV, and is an accredited trainer currently focusing on delivering training for the new Residential Tenancies Act.
1. What changes will be made from the 29th March 2021 when it comes to starting a new tenancy?
2. Like selling a home, there has been a previous tactic of raising the price of a rental property if it's in high demand. Can property managers and landlords ask prospective tenants to bid for a property anymore?
a) can you offer more, even it it is banned to ask for more?
3. What questions are now considered to be inappropriate and against the law for property managers and landlords to ask?
4. What terms will be considered unlawful under the new act?
5. What will be the maximum bond and advance rental payment allowed in the new act?
6. If an applying tenant has signed the agreement and paid their bond plus the first month's rent, but the landlord hasn't signed the agreement, is the agreement enforceable?
7. What happens with my information after my tenancy application has been accepted or not accepted?

It's always a little bit controversial - do we auction on a public holiday or during the school holidays? Won't buyers be on holidays? Are we tapping into the widest possible market? But then, is this giving the real buyers a chance to come forward? Now that we have been through a Covid year, let's see what the experts now think, and what we should expect for 2021.
Nicole Jacobs is a licensed estate agent and buyer advocate. She has been both a selling agent and a buyers agent and is the Director of Nicole Jacobs Property. She is the author of 'Sold - How to Buy and Sell Property with Real Confidence' (Published by Hardie Grant) and has been in the real estate business for nearly 21 years. A regular on Real Estate Right.
1. At the end of 2020, we were seeing properties being auctioned on the 24th December with just 2 week campaigns. And there is already a race to get a campaign started with open for inspections starting on the 2nd January. As we come into 2021, do you think that we will start seeing properties being auctioned on a public holiday weekend or during the school holidays?
2. Why do agents prefer not to auction on public holiday weekends and during school holidays?
3. In terms of holding an auction, what positives has covid created for the auction process?
4. What are some of the pros of auctioning a property on a public holiday weekend?
5. How often do agents schedule an auction for a public holiday weekend or during school holidays, knowing full well that they plan to sell the property prior to the auction?
6. Do you think if buyers really need to buy, and really want that property, they will buy, no matter if the auction is on a public holiday weekend, or if they are in fact on holidays, sunning themselves on a tropical island?
a) How does that work, in terms of signing contracts, paying deposits etc?
7. What should they do first before going on their tropical holiday to prepare for bidding at the auction?
8. How can Nicole Jacobs help buyers if they do find that they are stuck on a tropical island?
9. What's the feeling for 2021? Will we see an onslaught of properties back on the market?

Ep54: Town Taster - Tyabb
Tuesday Jan 26, 2021
Tuesday Jan 26, 2021
Today we have the first of our 'Town Tasters'.
This will be a monthly spotlight on some of Melbourne's most unique suburbs. We will talk about what type of people are attracted to the suburb, what the suburb has to offer and get both the locals and real estate agents point of view about how amazing these little suburbs are.
Today we begin with Tyabb on the Mornington Peninsula and we have Shelly Brown from OBrien Real Estate in Somerville to tell us how the market is going in Tyabb. She has had 10 years of experience in real estate specialising in rural and residential sales. Shelly proudly works for one of the top 10 agents within the Obrien Real Estate franchise.
1. How has the market changed since Peninsula Link opened?
2. So Shelly, what's the market like in Tyabb at the moment?
3. What type of properties would we find for sale in Tyabb at the moment?
4. The statistics say that only 15% of the homes in Tyabb are rental properties. Do you find there is more demand for people wanting to rent in Tyabb and not enough properties available?
5. Do people move to Tyabb for the schools?
6. How about the fabulous sporting community? It's like Tyabb is a proud community of Yabbies!

Thursday Jan 21, 2021
Thursday Jan 21, 2021
Renting is a fantastic way to find your own freedom after leaving the family nest. But bringing your fur friend, fish tank or talking cockatoo to a new rental property has its own complexities. Today we will give you some insight into how to apply for a rental property successfully when you have pets.
Sophie Lyon has worked in Property Management for more than 30 years, and is currently the Director and General Manager of Property Management at Jellis Craig Boroondara. Across, what can only be described as a stand-out career, Sophie's on-going delivery of superior client service has seen her rise to positions of significant leadership in all aspects of Property Management. Sophie is also actively involved as a Director of the REIV and is an accredited trainer, currently focusing on delivering training for the new Residential Tenancies Act coming this year.
1. What type of pets are we allowed to have in a rental property?
a) Does that coincide with what the council allows?
2. Do we need to state that we have a pet or pets on our rental application?
3. Are we limited to the number of pets we are allowed?
4. If we have already started a tenancy, can we just go and get a pet without saying anything?
5. What about if we are pet sitting for a short time, like say over Christmas, do we have to notify our property manager or landlord?
6. Putting your REIV Director hat on, is it legislated that we have to pay a bigger bond if we bring a pet to the property?
7. Karl from Cranbourne wants to know what is expected from the tenant, in terms of caring for the property?
8. Is it expected that we clean the carpets regularly if our pet has constant accidents, or can we expect that a landlord will replace the carpets after we finish our tenancy, knowing that we have had a cat or a dog?

Ep52: Frank Valentic - The Cost of Selling
Thursday Jan 14, 2021
Thursday Jan 14, 2021
Episode 52 - The Cost of Selling
As a copywriter, it's amazing how many people I see who say 'They are just testing the market. If we don't get the price we want, we won't sell.' Enlisting a real estate agent is a very expensive way of 'Testing the Market', as the sales commission is the least of your worries. Today, we are going to find out exactly what other costs are involved when selling your home.
Frank Valentic from Advantage Property Consulting is possibly one of the most recognised faces in Melbourne Real Estate. He is renowned for helping people secure their financial freedom through education and building a portfolio of investments. He is also the buyer's advocate we all know from the hugely successful TV series 'The Block'.
1. So what are the costs we need to consider when selling? Let's start with the non-negotiable.
A) Conveyancing - Contract of Sale & Section 32 needs to be organised with a legal practitioner.
B) Marketing - What can marketing cost and how do we know what's the best marketing strategy for our property?
2. Then there are the should do's:
A) Renovations and repairs - What essentials should we consider before putting the house on the market?
B) Styling - Most Real estate agents will engage a stylist to present it well or if it's with your own furniture and accessories - the cost for a stylist to come in and to move everything out of your home and set it up as a display home.
C) Other costs - Storage Rental, Living away from your home during the sale etc. What other costs?
D) What would it cost me to get a vendor advocate involved?
E) How can the method of sale change the cost of the sale?
3. And when it's sold, you have the sales commission.
Frank Valentic's Guide to knowing how to make the most out of the cost of selling:
1. If my house was presentation perfect and I didn't need to go through the cost of renovations and repairs, what percentage of the expected sale price should I expect to spend on selling the property?
2. If I spent $50,000 on renovations and repairs, what return should I expect to get, compared with my agent's initial assessment?
3. Do you recommend a seller to provide any value added information, would that be beneficial to help the sale, and in turn get a better sale price?
4. Are there any other big tips you would like to pass onto Real Estate Right Listeners?
OFFER:
$500 off Vendor or Buyers Advocate Services if you mention Real Estate Right.

Ep51: Dean Davis & Emma Nuthall- The Process of Styling
Thursday Jan 07, 2021
Thursday Jan 07, 2021
Styling a property for sale is a process. Comfortably it should take weeks to ensure stylists get the perfect look for your home, but it usually takes just a number of days. The reality is, most home owners and investors don't know what questions to ask to get your property looking perfect. Today, we are going to find out what questions you should ask, and how your stylist can make it happen.
Qualified builder and electrician Dean Davis, together with his interior designer wife Michelle, created M+CO Property in 2016 to create a styling and renovating powerhouse for the real estate industry. They offer the complete package of a pre-sale presentation service, providing furniture hire, professional styling, trade and renovation services, as well as interior design.
1. Most people get confused with the expectations of styling a home for sale. Do they need to style every room to sell a property?
2. Can you use some of your own furniture and accessories?
3. What's included in the styling cost?
4. Do I need to pay for the insurance for the styling furniture?
5. Patricia from Caroline Springs wants to know if she can live in the house with styling furniture and accessories?
6. What's the expectation, or duty of care with looking after the styling furniture?
7. You do such a great job making the beds and couches look so inviting, if we need to use the beds and couches for everyday living , how can we try and replicate what you've done for the open for inspections?
8. Lastly, if our property doesn't sell within the contracted time, which is generally 4 weeks, how long do we have before you come and take the furniture away?
