Banks are becoming more stringent when it comes to processing home loan applications, and many buyers fall short in over-promising and under-delivering with their vendor when it comes to buying a property subject to finance. Today, we are going to talk about understanding the terms 'Pre-approval' and 'Approval' when it comes to securing a loan.
Evan Davis, Founder and CEO of Money Cat Finance has over 16 years of experience in mortgage broking and multiple successful ventures in the property development and investment space. Evan specialises in self-employed lending and had a passion for helping Australians realise the great Australian dream of home ownership.
1. What is a pre-approval?
a). What can it allow you to do?
b). How long does it last?
c). What will help you get your pre-approval through faster?
d). What obstacles can make the process longer?
e). If you have a pre-approval is it for a certain interest rate?
f). What do you need to do in the pre-approved time to ensure that if you do need to apply again, the process is easy?
2. What is a conditional approval or an indicative approval?
a). Why does the property need to be valued by the bank to approve the loan?
b). What happens if the bank values the property as less than what we paid for it?
3. When does the loan become an 'approved' loan?

Thursday May 05, 2022
For any novice developer, you're keen and eager to learn from the best in the trade. Most would look to builders and developers who have the tools like themselves, others broaden their angle to look at every expert who helps their development become a success. But it all has to come off a page and on to the ground, so why not get the page right by talking to a town planner, and get to know their tricks of the trade when it comes to town planning.
David Klingberg has over 30 years experience in the planning and the design industry. David specialises in bringing together teams and managing industry leaders to deliver outstanding outcomes in town planning, urban development and urban design. Thursday Apr 21, 2022
The real estate journey has changed dramatically over the years. Gone are the days where agents would write the advertising copy, a sketch artist would draw a picture of your home for the age newspaper, and possibly for the brochure, and your home would still feel like it is your home, not a display home of neutrality and space.
Today we are going to talk to two lovely sellers who have just recently sold their homes, and their experiences from selling over a decade ago, and what they had to do for their latest marketing campaign.
Dianne Davenport has recently sold her home of 20 years, and is here to tell us her story about how the whole real estate process has changed since she last sold a house in 2001.
1. So how long had it been between engaging a real estate agent?
2. Tell us what was expected from you as the home owner then?
3. What more did you have to do, as the home owner this time?
4. I know when I initially sold my first property, I was given a junior agent to sell my home 19 years ago, even though I signed up with a director, did you have the same experience?
Up next, we have another vendor, Debbie Byass, to tell her story after not being in the market for 20 years after selling her house back in 2002.
5. Do you remember how much you paid for commission? Has that changed any?
6. Did you go through an auction campaign last time, or was it a private sale? What did you do this time?
7. With all the work you personally needed to do, did you question what was you agent getting paid to do?
8. What's your advice for people who are about to put their property on the market but uncertain about the process?

Ep128: Frank Valentic - How to Make an Offer with Confidence
Thursday Apr 14, 2022
Thursday Apr 14, 2022
As we head deep into 2022, the auction results are reflecting that there is a hype of buyer activity and we're back to the pandemonium of the start of 2021 where there were 3-6 buyers on almost every property, essentially pushing the prices up and out of reach of many. Now, more than ever, you need to know how to make and offer with confidence and secure that purchase, and today, we're going to find out exactly how to do it!
Frank Valentic, from Advantage Property Consulting, loves to help people on their real estate journey. An ex P.E teacher, Frank sees the value in educating the public about how to sell, purchase or lease property with confidence. To explain to us how we can make an offer with confidence in the Melbourne Real Estate, welcome Frank Valentic.
1. How do buyers normally make an offer?
2. What are some of the common mistakes people make when making an offer?
3. What market conditions do you need to consider when making your offer?
4. What questions should you be asking the real estate agent prior to making the offer?
5. Prior to making your offer, which professionals should you get in to help you make your offer with confidence?
6. What are some great ways buyers can make an offer that could secure their dream property? It's not all about price, is it?
a). If they are really nervous about it all , how can a buyer's advocate help?
7. Give us some examples of how some buyers have done offers that work, that step outside the square.
8. Is there any extra advice you'd like to give Real Estate Right listeners about making an offer with confidence?

Thursday Mar 24, 2022
Thursday Mar 24, 2022
Melbourne is rich in architectural history that is the foundation of how we live, how we have evolved and the social impacts of world events, like war, pandemics, technology, immigration and resources that have shaped the culture of our city. It's important to keep our history alive through the maintenance and retention of local architecture that explains the development of our city and the development of our people. Today, we will be looking at what makes a building heritage, and how we can preserve it.
Mark Stephenson is the Heritage Director at Trethowan - an architectural firm that specialises in heritage projects, interiors and design.
1. What are some of the key factors that could make a house heritage-listed?
2. Most people think that properties built prior to World War II are worth preserving, but should we be thinking about properties built in the 1950's, 1960's, 1970's, 1980's and even, the most boring architectural periods the 1990's?
3. What's the difference between heritage listed and a heritage overlay?
4. What is the Heritage Register?
a). When buying a property, how could we find out if our property is on the register or has a heritage overlay?
b). If I believed my property was worthy of being on the heritage register, what could I do to register it?
5. One of our listeners, Sally from Malvern wants to make changes to her property which is heritage listed. What can she do in terms or renovating or extending the property?
6. Do I need specific trades who are registered for heritage works to work on my property or restore its character?
a). Is there somewhere where I can get a list of those trades?
b). Will they charge me a premium because of their highly recognised skill set?
7. Does a heritage listing or overlay effect the value of my property?
8. Is there anything else our listeners should know about heritage preservation before they go out to a property?

6. What type of property was your first property you leased?

Ep123: Cate Bakos - The Cost of Buying
Thursday Mar 10, 2022
Thursday Mar 10, 2022
As we get into the swing of autumn's property market, there is still an eagerness with buyers to upgrade, downsize or build their investment portfolio. But with all the hype and excitement of buying, it's not just the purchase price you need to consider. Today, we are going to see what other costs are associated with the buying of property.
A multi-award winning buyers agent, PIPA qualified property investment advisor, media commentator, published author, podcaster and President of the National Buyer's Association, Cake Bakos is the queen of Melbourne property, and is the perfect person to help Real Estate Right listeners understand the cost of buying.
1. Many people forget that buying property is more than just the sale price, but a whole lot of added extras. What other costs can be involved?
2. As a percentage of the purchase price, how much extra should we factor into the cost of buying?
3. What else can buying property cost you?
4. How can a buyer's advocate make this more streamlined for you?
5. What happens if you've got your strategy wrong and decide to sell and repurchase? What type of sunken costs can be involved?
6. I've overpaid on a property and it actually lost value when I sold it, so explain some of the costs that can happen if:
a). There is a valuation shortfall?
b). A missed or delayed settlement?
at the other end, if you sold your property for less than what you paid for it, could you claim that as a tax loss, or only if it's an investment property?
7. What invisible stuff is there that many buyers miss?
